A parking lot or a driveway only lasts as long as what is under it. Most of the failed asphalt we get called to fix did not fail at the surface. It failed because the base was thin, the grade held water, or the mix was laid and rolled cold. So we spend the time on the part nobody sees: the sub-base and the grade. We shape it to drain, compact it, and only then lay and roll the asphalt while it is hot enough to lock together.
We handle full new work and resurfacing. If your lot is cracking and raveling but the base is still sound, an overlay is often the honest answer instead of a full tear-out. If the base is gone, we tell you that too, because paving over a dead base just buys you a year.
Our process
We start at the site, not on the phone. We look at the grade, how water moves across it, the existing pavement if there is any, and how the space gets used, whether that is delivery trucks on a commercial lot or a family driveway. That tells us the base depth and the plan, and it goes in the quote.
On the job we prep and compact the base first, set the grade so water runs off instead of pooling, then lay the asphalt and compact it in the heat so it bonds. We keep the edges clean and tie into existing concrete and drainage the right way. Before we leave, we walk it with you.

The base is what you are actually paying for
The mistake people make with asphalt is thinking the black surface is the job. It is not. The surface is the last inch. What decides whether a lot lasts fifteen years or falls apart in three is the base underneath it, and the base is the part you cannot see once we are done.
We build the base first: shape and compact the sub-grade, set the depth to the load the pavement will carry, and get the grade right so water runs off instead of sitting. A commercial lot that takes delivery trucks needs more base than a driveway that sees two cars, and pretending otherwise is how a cheap bid turns into a cracked lot a year later. When someone quotes you paving without ever looking at the base, that is the corner they are planning to cut.
Overlay or tear-out, and how we tell the difference
When a lot is cracking and graying, there are two honest answers, and the right one depends on the base. If the asphalt is worn on top but the base under it is still solid, an overlay puts a fresh, bonded surface over the old one and gets you years back for a fraction of a full replacement. If the base has failed, and you can usually see it in the alligator cracking and the spots that hold water, an overlay just paves over the problem and buys you a season.
We look at it on site before we quote, because this is not a question you can answer from a photo. We would rather tell you the base is gone and quote the real fix than sell you an overlay that fails and takes our name down with it.
